River Forest Township 2020 Triennial Reassessments Mailed

2020 Triennial reassessment notices were mailed to River Forest Township homeowners on Friday, February 7th. Homeowners in River Forest Township have 40 days to appeal their assessment at the Assessor’s office (there will be a second opportunity to appeal later in the year at the Board of Review, whether you appeal at the Assessor’s office or not). The deadline for appealing at the Assessor’s office is March 19th.

We recommend homeowners review their assessment annually, particularly in a triennial reassessment year, to ensure they do not pay more than their fair share in property taxes. Successfully appealing in a reassessment year may provide 3 years of savings on future property tax bills. Cook County Property Taxes: Disabled Veteran Exemption Update

cook-county-disabled-veteran-homeowner-property-tax-exemptionVeterans who own a home in Cook County that are disabled 70% or more no longer have to pay property taxes thanks to recent legislation (SB 107).

The Cook County Assessor has expanded the Disabled Veterans Homeowner Exemption to 100% from a limit of $5,000 previously (see table), for the tax year 2015, which is billed and due in 2016.

Additionally, veterans whose level of disability is between 30-70% are eligible for a property tax exemption of $2,500-$5,000 (see table). These exemptions only apply to veterans with a service-connected disability as certified by the U.S. Department of Veterans Affairs, and whose primary residence is in Cook County. Non-remarried surviving spouses are also eligible.

Homeowners in Norwood Park Township may appeal their property assessment during the 30 day window which is now open and will close on March 12th.

You may appeal your assessment each year, regardless of when your property was last reassessed by the Assessor’s Office. In fact, it is our opinion that you should at least review, if not appeal, your assessment every year due to regular changes in the housing market (others have also made this recommendation).

Report Tracks Climbing Property Tax Rates for Chicago-area ResidentsIf it feels like property taxes have been squeezing more and more out of your home value, it may not be your imagination.

The Civic Federation’s annual report on estimated effective property tax rates tracks the percentage of property taxes that Chicago area residents pay relative to the estimated full market value of their property. Recent results show what a newspaper headline described as “a bad decade for property taxes.”

According to the report, Chicago’s estimated effective residential property tax rate increased by 35.3%, from 1.25% to 1.69% of full market value, during the ten-year period from 2007 to 2016.  The tax rate is calculated as a percentage of full market value, without deducting for homestead and other exemptions, as a means of comparing the average property tax burdens in different areas over time.

Illinois Property Tax Appeal Board (PTAB) Changes

Illinois Property Tax Appeal Board (PTAB)The Cook County Treasurer’s Office has recently announced that they will automatically send out refund checks if your Cook County property tax appeal is successful at the Illinois Property Tax Appeal Board (PTAB).

Previously, notices were sent through the mail that your refund could be claimed, though some received a notice but the refunds went unclaimed, and some didn’t receive them at all. Though it’s not the focus of our business, we’ve helped recover these funds for a few clients.
