Board of Review Opens Group 5 for 2019 Appeals

Listening Tour A Chance to Question Cook County Assessor The Cook County Board of Review has opened 2019 property tax appeals for the fifth group. The Board’s deadline to appeal your 2019 assessed value is November 5th. Below are the townships that are currently open in Group 5:

  • Barrington
  • Lyons
  • Maine
  • Stickney

If you missed your appeal opportunity at the Assessor’s office earlier in the year, or if you did appeal and weren’t satisfied with the result, you have a second opportunity to appeal at the Board of Review. Appealing your home’s 2019 assessed value is the only way to achieve property tax relief on your second installment property tax bill in July 2020, other than selling your home or claiming a new exemption. Assessments can be appealed every year, regardless of when a township was reassessed.

Lyons Township 2019 Assessment Notices Mailed

Lyons 1The Cook County Assessor’s office mailed 2019 property assessment notices to Lyons Township property owners on Monday, May 20th. The following cities, towns, and villages are in Lyons Township: Bedford Park, Bridgeview, Brookfield, Burr Ridge, Countryside, Hickory Hills, Hinsdale, Hodgkins, Indian Head Park, Justice, La Grange, La Grange Highlands, Lyons, McCook, Pleasantdale, Ridgewood, Riverside, Summit, Western Springs, and Willow Springs. The one month window to appeal your 2019 assessed value is now open until the deadline of June 21st.

We recommend homeowners review their assessments annually and appeal each year if there is a strong evidence based argument that their home may not be assessed fairly. Lyons Township’s next triennial reassessment is scheduled for 2020. However, if you feel that your assessment is not fair there is no need to wait to appeal, you have the option to appeal every year at the Assessor’s office and at the Board of Review.   • Northfield
  • Stickney

Regardless of if your appeal at the Assessor’s office earlier this year was successful or denied, or even if you didn’t appeal at the assessor level, everyone has a second chance to appeal at the Board of Review to ensure their assessed value is fair.

Assessment Notices Mailed to Lyons Township

Lyons 1The Cook County Assessor’s office mailed 2018 assessment notices to Lyons Township property owners on Monday, May 14th. If your home is in Lyons Township you have 30 days to appeal your assessment at the Assessor’s office until the deadline of June 14th.

Lyons Township was reassessed in 2017 but you can appeal your assessment every year. A successful appeal in 2018 may result in two years of savings, until Lyons is reassessed in 2020. We recommend you review your assessment annually and appeal at the Assessor’s office and the Board of Review whenever you have a strong basis for an appeal argument. This is the best way to ensure you never pay more than your fair share in property taxes. Others also recommend this approach.

Lyons Township 2017 Reassessment Notices Mailed

2017 reassessment notices for Lyons Township were mailed by the Cook County Assessor’s office on May 25th. The Assessor’s office is now accepting appeals for property owners in Lyons Township through the deadline of June 26th.Lyons 1

Cook County divides townships into three groups for the purposes of property reassessments. Each group of townships is then reassessed triennially by the Assessor’s office.
