Board of Review Opens Group 7 for 2024 Property Tax Appeals!

Attention Cook County homeowners! The Board of Review has opened the 2024 property tax appeal window for Group 7. If you live in Bloom, Hanover, Niles, North Chicago, or South Chicago Township, now is the time to act!

Important Deadline: Submit your appeal by February 04, 2025.

South Chicago Township 2024 Triennial Reassessments Mailed

2024 Triennial reassessment notices were mailed to South Chicago Township homeowners on October 29, 2024.

Homeowners in South Chicago Township have 45 days to appeal their assessment at the Assessor’s office (there will be a second opportunity to appeal later in the year at the Board of Review, whether you appeal at the Assessor’s office or not). The deadline for appealing at the Assessor’s office is December 12, 2024.

We recommend homeowners review their assessment annually, particularly in a triennial reassessment year, to ensure they do not pay more than their fair share in property taxes. If you missed your appeal opportunity at the Assessor’s office earlier in the year, or if you did appeal and weren’t satisfied with the result, you have a second opportunity to appeal at the Board of Review. South Township 2021 Triennial Reassessments Mailed

2021 Triennial reassessment notices were mailed to South Township homeowners on Thursday, September 30, 2021. The following cities, towns, and villages are in South Township: Bridgeport, Brighton Park, Bronzeville, Lake Meadows, Loop, McKinley Park, Prairie Shores, and South Loop.

Homeowners in South Township have 32 days to appeal their assessment at the Assessor’s office (there will be a second opportunity to appeal later in the year at the Board of Review, whether you appeal at the Assessor’s office or not). The deadline for appealing at the Assessor’s office is November 1st.

2020 property assessment notices were mailed by the Cook County Assessor’s office on Tuesday October 06th, 2020, to South Chicago Township property owners. The following cities, towns, and villages are in South Chicago Township: Bridgeport, Brighton Park, Bronzeville, Lake Meadows, Loop, McKinley Park, Prairie Shores, and South Loop. The window to appeal your 2020 assessed value is now open until the deadline of November 10th, 2020.

The one month window to appeal your 2019 assessed value is now open until the deadline of October 21st.

We recommend property owners review their assessments annually and appeal whenever there is a strong evidence based argument that your home may not be assessed fairly. South Chicago Township was reassessed in 2018 but even if you appealed last year you may appeal your assessment again this year. A successful appeal in 2019 may result in two years of savings, until South Chicago is reassessed in 2021. The best way to ensure you never pay more than your fair share in property taxes is to review your assessment every year and appeal whenever you have a strong basis for an appeal argument, no matter where your township is at in the triennial reassessment cycle.
