Rich Township 2024 Assessment Notices Mailed

On Thursday, September 26, 2024, the Cook County Assessor’s office mailed 2024 property assessment notices to Rich Township property owners. The window for appealing your 2024 assessed value is now open and will remain so until the deadline of November 08, 2024.

Rich Township includes the following cities, towns, and villages: Country Club Hills, Flossmoor (west 3/4), Frankfort, Hazel Crest, Homewood, Matteson (majority), Olympia Fields (vast majority), Park Forest (north 3/4), Richton Park, Tinley Park (portion), and University Park (portion).

Rich Township 2023 Triennial Reassessments Mailed

2023 Triennial reassessment notices were mailed to Rich Township homeowners on Wednesday, September 20, 2023. Homeowners in Rich Township have 31 days to appeal their assessment at the Assessor’s office (there will be a second opportunity to appeal later in the year at the Board of Review, whether you appeal at the Assessor’s office or not). The deadline for appealing at the Assessor’s office is October 23, 2023.

We recommend homeowners review their assessment annually, particularly in a triennial reassessment year, to ensure they do not pay more than their fair share in property taxes. Successfully appealing in a reassessment year may provide 3 years of savings on future property tax bills. The Cook County Board of Review has opened 2022 property tax appeals for the sixth group. The Board’s deadline to appeal your 2022 assessed value is March 01, 2023. Below are the townships that are currently open in Group 6:

  • Bremen
  • Rich
  • Stickney

The Cook County Board of Review has opened 2021 property tax appeals for the tenth group. The Board’s deadline to appeal your 2021 assessed value is May 31, 2022. Below are the townships that are currently open in Group 10:

  • Jefferson
  • Niles
  • Proviso
  • Rich
  • Stickney

Rich Township 2021 Assessment Notices Mailed

The Assessor’s Office has mailed 2021 assessment notices to Rich property owners. You may appeal your assessment each year during the 34-day window which is now open and will close on November 29th. The following cities, towns, and villages are in Rich Township: Country Club Hills, Flossmoor (west 3/4), Frankfort, Hazel Crest, Homewood, Matteson (majority), Olympia Fields (the vast majority), Park Forest (north 3/4), Richton Park, Tinley Park (portion), and University Park (portion).

Cook County reassesses properties triennially through a mass appraisal system. Rich was last reassessed in 2020 and if you appealed and were successful on your 2020 tax year appeal you will see those savings this summer on your 2nd installment property tax bill (the 1st installment bill you recently received is always 55% of the previous year’s total tax).

The following cities, towns, and villages are in Rich Township: Country Club Hills, Flossmoor (west 3/4), Frankfort, Hazel Crest, Homewood, Matteson (majority), Olympia Fields (vast majority), Park Forest (north 3/4), Richton Park, Tinley Park (portion), and University Park (portion). The one month window to appeal your 2019 assessed value is now open until the deadline of October 11th.
