2019 Assessment Notices Mailed to Rogers Park Township

Cook County Property Tax AppealThe Cook County Assessor’s office mailed 2019 assessment notices to Rogers Park property owners on Friday, February 15th. The 30 day window to appeal your assessed value at the Assessor’s office is now open until the deadline of March 18th.

Rogers Park Township was reassessed last year but regardless of whether you appealed last year or not, you may appeal every year, including 2019. An appeal in 2019 may generate savings lasting for two years until the next scheduled reassessment of Rogers Park in 2021. We strongly recommend homeowners review their assessments annually and appeal each year if and when there is a strong argument that their home may not be assessed fairly. Report Tracks Climbing Property Tax Rates for Chicago-area ResidentsIf it feels like property taxes have been squeezing more and more out of your home value, it may not be your imagination.

The Civic Federation’s annual report on estimated effective property tax rates tracks the percentage of property taxes that Chicago area residents pay relative to the estimated full market value of their property. Recent results show what a newspaper headline described as “a bad decade for property taxes.”

According to the report, Chicago’s estimated effective residential property tax rate increased by 35.3%, from 1.25% to 1.69% of full market value, during the ten-year period from 2007 to 2016.  The tax rate is calculated as a percentage of full market value, without deducting for homestead and other exemptions, as a means of comparing the average property tax burdens in different areas over time.

River Forest2019 assessment notices for River Forest were mailed by the Cook County Assessor’s office to homeowners on February 6th. Property owners have a 30 day window to appeal their assessed value at the Assessor’s office until the deadline of March 8th.

Homeowners should review their assessments annually and appeal each year if and when there is a strong argument that their home may not be assessed fairly. River Forest is scheduled to be reassessed in 2020, however, if you feel that your assessment is not fair there is no need to wait to appeal until next year, you have the option to appeal every year.
