Cook County Senior Exemption Deadline: February 3, 2016

Cook County Senior Property Tax ExemptionsAttention all seniors in Cook County: the deadline for applying and re-applying for both the Senior Citizen Exemption and the Senior Freeze Exemption is February 3, 2016.

Not doing so will result in the loss of the exemption applied to your 2016 second installment property tax bills that you will receive this summer. Even if you have had one or both of these exemptions previously, you must now re-apply every year.

Property Tax Balance A mayoral candidate’s idea for a tiered system of property tax rates that would tax higher-priced homes at higher rates was short-lived.

Another idea to establish a statewide property tax to help pay off pension obligations was decisively rejected by suburban voters in November before it was ever even formally proposed. The referendum was seen as a way to discourage any attempts to introduce such a proposal – based on an idea from three Federal Reserve of Chicago economists reported earlier this year.

The chilly reception in both cases illustrates the hurdles around proposals that have the potential to raise property tax rates, especially in an election year, and especially in areas like Chicago, where property owners are still absorbing the sting of four years of phased-in property tax hikes.

Factoring Floodplain Data into Property Tax Assessments

Chicago North ShoreCook County Tax Assessor Fritz Kaegi backed off a plan to provide immediate relief to more than 1,100 homeowners living within a floodplain in the New Trier township after a rocky roll-out left him having to defend a decision that would have reduced the assessed value of some pricey homes by as much as 30%.

But floodplain data, compiled by the Federal Emergency Management Agency (FEMA), has been added to the county’s assessment models and will be a factor taken into consideration going forward.

cook seal v2The Cook County Board of Review (CCBOR) has opened Group 8 townships for 2017 property tax appeals. If your home is located in one of the townships listed below you have until the deadline of January 31st to appeal your 2017 assessment at the CCBOR.

Board of Review Opens Group 9 for 2019 Appeals

Chicago rowhouse neighborhood The Cook County Board of Review has opened 2019 property tax appeals for the ninth group. The Board’s deadline to appeal your 2019 assessed value is January 8th. Below are the townships that are currently open in Group 9:

  • Bloom
  • Hanover
  • Niles
  • Rich
  • Thornton
  • Lake
  • North Chicago
  • South Chicago

If you missed your appeal opportunity at the Assessor’s office earlier in the year, or if you did appeal and weren’t satisfied with the result, you have a second opportunity to appeal at the Board of Review. Appealing your home’s 2019 assessed value is the only way to achieve property tax relief on your second installment property tax bill in July 2020, other than selling your home or claiming a new exemption. Assessments can be appealed every year, regardless of when a township was reassessed.
