Cook Assessor to Adjust for COVID-19 Effects on Property Value

Cook Assessor To Adjust Assessments for COVID-19Cook County property owners will see their property values adjusted to reflect any “significant” changes in market value that can be attributed to the coronavirus pandemic, the assessor’s office said in a press release this week.

“This is an unprecedented crisis and we’re taking necessary steps to address it,” Cook County Assessor Fritz Kaegi said in the release. “In view of the state and federal governments’ declaration of Illinois and Cook County as major disaster areas, and the pandemic’s toll on markets and property values, we are adjusting assessments to reflect this reality.”

Adjustments will be considered in all townships, including those that have already been reassessed and those in the north suburbs and Chicago that are not scheduled for reassessment this year, according to the release.

Appeal Deadlines Suspended as Cook Assessor’s Office Manages the COVID-19 Threat

Appeal Deadlines SuspendedWith health and safety as the primary concern at the moment, the Cook County Assessor’s Office has temporarily suspended the deadlines for appealing your property tax assessment and the physical office is temporarily closed to the public.

If you live in one of the nine townships where the appeals window was open as of March 19, that means you can still file an appeal online, and the processing of appeals will continue. Residential property owners can also file applications for any of the various exemptions online as well.

If you live in one of the townships where assessment notices have not yet gone out, new dates for your appeal window will be announced as soon as they are available.

River Forest Township 2020 Triennial Reassessments Mailed

2020 Triennial reassessment notices were mailed to River Forest Township homeowners on Friday, February 7th. Homeowners in River Forest Township have 40 days to appeal their assessment at the Assessor’s office (there will be a second opportunity to appeal later in the year at the Board of Review, whether you appeal at the Assessor’s office or not). The deadline for appealing at the Assessor’s office is March 19th.

We recommend homeowners review their assessment annually, particularly in a triennial reassessment year, to ensure they do not pay more than their fair share in property taxes. River Forest Township 2019 Assessment Notices Mailed

River Forest2019 assessment notices for River Forest were mailed by the Cook County Assessor’s office to homeowners on February 6th. Property owners have a 30 day window to appeal their assessed value at the Assessor’s office until the deadline of March 8th.

River ForestThe Assessor’s Office has mailed 2018 assessment notices to River Forest property owners. You may appeal your assessment each year during the 30 day window which is now open and will close on March 6th.

Cook County reassesses properties triennially through a mass appraisal system. Cook County Board of Review Opens For 2019 Appeals

cook-county-township-mapThe Cook County Board of Review has opened 2019 property tax appeals for the first group of 7 townships. The Board’s deadline to appeal your 2019 assessed value is July 30th. Below are the townships that are currently open in Group 1:

  • Berwyn
  • Norwood Park
  • Oak Park
  • River Forest
  • Riverside
  • Rogers Park
  • Evanston

If you missed your appeal opportunity at the Assessor’s office earlier in the year, or if you did appeal and weren’t satisfied with the result, you have a second opportunity to appeal at the Board of Review. Appealing your home’s 2019 assessed value is the only way to achieve property tax relief on your second installment property tax bill in July 2020, other than selling your home or claiming a new exemption. Assessments can be appealed every year, regardless of when a township was reassessed.
